Proposed development
TPA/58855

What’s proposed

Use of the land at 54 Essex Road, Mount Waverley as a physiotherapy clinic (medical centre) for Fitt Physiotherapy, and a reduction of the car parking requirement to zero under Clause 52.06-3. The existing building is under 70 sq m and needs major works, including roof replacement. After settlement, it will be renovated and extended to a total floor area of under 180 sq m. The clinic will open only once the works are complete. Building permits for the works will be applied for separately after settlement. The site is in Category 1, where the requirement is 5 spaces per 100 sq m of leasable floor area. This equals approximately 8-9 spaces, and no on-site parking is proposed. The reduction is supported by the clinic’s small scale and its appointment-based, short-stay visits. Other grounds are nearby on-street and shopping-strip parking, bus access on Huntingdale Road, and the clinic’s role in supporting the local Essex Road shops
