What’s proposed

This application is to construct the following building works to our existing family residence at 2016 Kiewa Valley Highway, Kergunyah which is located near the southern boundary of our property at 2017 Kiewa Valley Hwy, Kergunyah. Our property is within the Environmental Significant Overlay of the Shires Planning Scheme; it is not within the Bush Fire Management Overlay. The proposed works are to construct a new brick veneer bedroom (16.5 m2) and change the function of an existing small bedroom to an office /sewing room, construct an open outdoor covered area (23 m2) off the eastern side of the residence and construct a separate Colourbond double garage and storeroom (98m2) on the northern side of the residence. The building works to the residence will maintain the character of the home by extending the bedrooms existing skillion roof line to the east. The original Beige Colourbond roof cladding we believe has faded over 36 years; the nearest Colourbond colour is now Dune. We will try to match the existing brown/red brickworks. The bedroom extension will be partly hidden by existing shrubs from view and will only be seen briefly by northbound vehicles travelling on the highway. The new covered outdoor area in, Colourbond Dune, will have a similar contemporary roof line to the rest of the residence; it will not be seen from the highway. The Colourbond (Basalt) double garage will also have a similar roof design to the residence; the colour will blend in with the residence and surrounding farmland. All the new building works are within the existing house yard. There is no loss of agricultural land. There are no native grasses or remnant trees within the house yard, all trees, shrubs and lawn were planted by us 35 years ago. All the new roof water will be collected in the existing rainwater tanks. There will be no extra demand for the septic system as the residence will maintain 3 bedrooms. The residence and new garage are setback 61 metres from the Kiewa Valley Highway. The residence and new bedroom will maintain the existing setback of 13.5 metres from our southern property boundary and the new garage southern wall will be 39 metres from the southern boundary with a 4-metre separation from the residence. The nearest residence to the south is 270 metres away, being on the opposite side of the highway and the adjoining property residence to the south is 570 metres away. To the north, the closest residence is our main house being 450 metres away.
