What’s proposed

The alteration is required to simplify and reduce the scale of the existing dwelling ONLY approved under Planning Permit PLN23/0301 by removing the rear second storey and retaining a single storey structure. The proposed works retain the approved rear wall and ground-floor building envelope, leave the front presentation unchanged, and maintain the garage/studio in accordance with the existing approval. The changes do not seek to enlarge the approved development or introduce a new extension. Instead, they reduce the overall height and bulk of the dwelling, with the potential to improve amenity for adjoining properties through reduced overshadowing and visual impact. The amendment is therefore sought to achieve a more modest built form while retaining the key elements of the existing planning approval.
