What’s proposed
Proposed installation of a contemporary, open-sided aluminium pergola with a motorised adjustable louvre roof over part or all of an existing private terrace at 306/31 Taylor Rd, Moonee Ponds. The proposed structure will provide improved protection from wind and weather, while maintaining natural sunlight and ventilation through adjustable roof louvres. It will also improve privacy due to the construction of an adjoining apartment building extending above the existing building height. The pergola is intended to complement the existing building's architectural design and finishes. It will remain an outdoor structure and will not create an additional enclosed room or internal living space. This application is being submitted at a preliminary stage following discussions with Council, to seek an initial planning assessment and written advice on whether the proposed development is acceptable in principle, subject to detailed design and any required statutory approvals. The Owners Corporation has advised that approval of the proposed alteration will require consideration and a 75% vote. Before progressing to that stage and committing to substantial design and construction costs, we are seeking Council's preliminary advice on whether there are any fundamental planning concerns that would prevent the proposal from proceeding. Subject to Council's initial feedback and Owners Corporation approval, detailed architectural drawings, structural engineering, material specifications and any other required documentation will be prepared and submitted for assessment. No construction works will commence until all necessary planning, building and Owners Corporation approvals have been obtained.
